The long beach south of Pattaya, quieter than the centre and the most popular place to live for people staying more than a holiday.
Jomtien sits directly south of Pattaya, separated from it by the green hill at Pratumnak. It has a long, straight beach and a calmer feel than the centre, which is why so many people who move here end up in Jomtien rather than in Pattaya itself.
Most of what is available is condominium. The buildings run in a dense strip behind the beach road, so a sea view and a walk to the sand are realistic at prices that would not get you close to the water in many other beach towns. Pool villas exist here too, generally a little further back from the beach.
It suits long stays, retirement and families, and it is the easiest area to live in without a car.
